Buyers who want a corner 3 BHK with real open space at a rate well below Kokapet, are comfortable in Sangareddy district, and use the ORR daily.

Avoid if

You want a small community, you need to be inside Gachibowli, or you dislike buying into a nine tower development where the club is shared by 1,730 homes.

Main upside

Two minutes to ORR Exit 2, 76 percent open space, 10 ft 6 in floor to floor, and a named consultant team you can actually check.

  1. The cost sheet with every head against your flat number, including which view premiums apply.
  2. Which of the three RERA registrations covers your tower, and its completion date.
  3. The RERA carpet area for your unit.
  4. Whether sky bridge access is limited to towers A and B, and how its upkeep is shared.
  5. The maintenance rate after the first 24 months.

Questions buyers ask

Is Tribhuja worth buying?

It depends on whether you value rate and open space over being closer to the Financial District. At 7,499 rupees per sq. ft. base with a 1,00,000 sq. ft. club and 76 percent open space, the offer is coherent. The trade is the distance and the scale.

What is the biggest thing to check?

The charge structure. Three separate view premiums, a corner charge, floor rise from the 5th floor and WEGI at 200 rupees per sq. ft. mean the headline rate understates the real number. Get the sheet for a specific flat before comparing.

Why are there three RERA numbers?

Large projects register in phases, so each registration covers part of the development. Ask which number covers your tower, because the completion date and the obligations run with that specific registration, not with the brand name.

Are there resident reviews?

Not yet, the project is under construction. Zuari Infraworld is part of the Adventz Group and has delivered elsewhere in India, so ask to see a completed Zuari project and speak to residents there instead.
